This commercial refurbishment consisted of four floors of general open office space, main reception areas, lift lobbies, and toilets. The occupiers were into year three of a ten year lease arrangement and wanted to look at ways of reducing there overheads both short and long term.
Flick were invited to offer a solution for reducing energy consumption for the main open area offices only. Our objective was to reduce energy using new LED lighting technology but also to improve on the poor lighting levels and enhance the overall general office environment. Existing lighting consisted of 2x55w PLL recessed direct-indirect, 3500K warm white modulars.
The solution offered an enhancement for the general lighting efficiencies and improved the overall uniformity for a better working environment.
As part of the design and the 88% reduction in the overall energy used for lighting, we also incorporated the latest Samsung chip technology delivering up to 189 Lm/W and Tridonic DALI drivers. We were able, via our warranty agreements to provide an on site extended 5 year site package.
Total lighting loads were down 88% by replacing 1000 Twin 55w PLL recessed modulars with 608 22w LED modulars with the latest LED technology.
Through the vast experience and flexibility of Flick Solutions, and a range of high end British manufactured products, the team were able to deliver efficiencies on this project and also improve the overall working environment.
Modular spacings were increased to 3m x 2.4m, enabling us to reduce the overall quantity and also improve the required lighting levels and still achieve a very impressive uniformity. We have met our obligations to reduce the overall power consumed, reduce the overall amount of luminaires used within the 4 floors of this commercial building and provided a zero maintenance contract for a minimum of 5 years, with an option to extend to 8 years.
